TW starts the renovation of DUNDREE KNOLLS CONDOMINIUM in Arlington, VA
After much juggling of cost options, numerous material considerations, lengthy contract negotiations and a long wait for financing, the Dundree Knolls Condo renovations are finally ready to start. This project encompasses the renewal of 96 low rise condominium units for the Homeowner's Association in accordance with the design prepared by Kerns Group Architects, P.C. The work will start with the replacement of all the roofs in the twelve building complex. Coordination with each home owner will be made to replace windows, exterior doors, and complete necessary repairs at each unit. Ground floor decks, elevated decks and new entry landings and porches will be accomplished at many units. In close phasing with the installation of "new construction" windows, all existing siding and flashing will be replaced. The scope of the work also includes repairs to inoperable site lighting, sidewalks, curbs, and incoming water service lines. Parking lot mill and paving options may be exercised before project completion in 2011.
Parking will be at a premium and careful site utilization plans will be made to allow for staging of the work, a field office and to minimize disruption to traffic flow and homeowners during construction. This coordination is not something unfamiliar to TW. Their experience with a number of projects in the past involving occupied facilities, concerned owners, ongoing businesses and requirements to maintain safe and accessible passage has TW fully prepared to deal with this challenge.
